FLAT KYODO

Flat Kyodo is a project to build a four-story residence combined with rental space.
We were consulted with a request for a building in which half of the first and third floors and the entire fourth floor are the owner’s residence and the remaining three apartments are revenue-generating properties.
The owner expressed a preference for a retro, mid-century design and a sense of the roughness of the materials, so we referenced these in the design of the building façade and the internal spaces.
To increase revenue capacity despite the small footprint, we introduced a variety of innovations, such as planning to use part of the building as a store and aggressively using lofts to increase the floor area.
Due to restrictions on the floor-area ratio, half of the fourth floor is a roof balcony, but we have made the most of it as a comfortable space continuing on from the living room that allows views of the sky. To make this space appear as large as possible, we have also used a skipped floor to give variation to the space, with a higher ceiling in the living room and a slightly lower one in the dining and kitchen area.
