This was a project to rebuild an existing dealership as a two-building dealership and apartment. The initial plan was to have a single building, rather than dividing them into two. However, as the dealership needed space for parking, the plan changed to divide the project into two buildings and reduce the cost for the structure, as placing the building over the parking area would adversely affect the costs.
The composition of the dealership and apartment along a main road has the apartment above the dealership. To secure ceiling height for the first-floor dealership, the second-floor apartment skips a floor to avoid wasting space. In addition, this building has comparatively relaxed height restrictions, so we have set the ceiling height of the apartment section higher to include lofts to ensure the most efficient use of space possible.
The other building has the concept of a garage house. The ceiling of the garage has been set higher so that it can handle as many different cars as possible, and as in the first building, the second floor and above skip a floor in consideration of maximizing use of the space without having corridors. This building is subject to strict height restrictions, and so skipping floors is an effective means of securing 2LDK spaces while accounting for height.
The result that we achieved through innovations in maximizing the use of space was an attractive building with a sense of playfulness.
